Map of Libbie/Grove/Patterson Master Plan Amendments
Heard about Master Plan amendments being proposed for Libbie/Grove/Patterson, but not sure what the amendments mean?
Here are the proposed changes to the land use map along Libbie and Patterson (No substantial changes along Grove Avenue). The amendments should be going before City Council on February 13th.

The biggest change to current land use is the large swath along Libbie changing from Single-Family to Mixed-Use. Several other areas change from Transitional Office to Mixed Use. An Urban Business District zoning classification is recommended for the Mixed Use areas.
From the amendment document:
Although historically Grove and Patterson were separate shopping districts, there is an accelerating positive trend that will eventually join these into one shopping district. Development and zoning conversions are bringing more and more commercial and office uses to Libbie, between Grove and Patterson. This evolution of the three streets into one town center for Westhampton will be important to the future vitality of all the business on each of these streets.
Recommendations include renovations to the West End library, and improvements to medians, sidewalks, and other areas surrounding the intersection of Patterson and Libbie to make it more visually appealing and pedestrian-friendly.

I had heard rumblings that one of the designated areas highlighted will be “low income” housing. I’m extremely worried about this, in regards to my property and home value. Could you please shed some light on this? I am hoping it isn’t where I just purchased my new home near the post office.
