Massive Staples Mill Centre to be Built at 64/Staples Mill/Bethlehem
Thanks to John M. for reminding me about a development that has been on the back burner for a while, but now looks like it is moving forward. It’s not officially in the typical boundries of the Near West End News, but close enough to have a huge impact on us. Gumenick Properties, the same folks who built Monument Square, Charles Glen and the Estates at Horsepen, are moving forward with their massive development, Staples Mill Centre at Staples Mill and Bethlehem.
Gumenick Properties has announced plans to create Staples Mill Centre, a new $434 million mixed-use community on a 79.5-acre site along Staples Mill Road in Henrico County. This neighborhood will offer single-family homes, townhomes and condominiums for sale. It also will have apartments, offices and retail spaces for rent. Gumenick Properties will build, occupy and maintain its own company offices there.

Sort of reminds me of Reston Town Center with a 2+ acre “water feature” and retail, homes and offices.
My only question is will Gumenick offer ANY affordable housing in its complex? Each of its projects, Charles Glen, Monument Square and now Staples Mill Centre have come in and leveled affordable housing in order to make way for high end real estate that most folks can’t afford.





Let’s not forget about Grayson Hill, which Gumenick has left half-done after Wachovia pulled the plug on the financing to finish. I’m sure all the residents there who overpaid for their view of the unfinished construction that they were promised would be done by now are happy to know Gumenick has better things to do than finish what they’ve started.
